Annie Argento

PRINCIPAL, CO-FOUNDER

LEED AP, Fitwel Ambassador

  • As co-founder of Argento/Graham, Annie leads with vision, pragmatism, and a deep commitment to sustainable building. She specializes in green building certifications, firm operations, and guiding teams toward excellence. Her work has shaped iconic developments like The Grand and The Avery by Related and The Village at Santa Monica.

    Annie sees Argento/Graham as proof that small teams can make a big impact–and she’s most energized when leading her team through the evolving challenges of sustainability across sectors.

    When she’s not championing sustainable projects, she’s traveling or spending time with her two young daughters.

Duke Graham

  • Duke leads Argento/Graham’s energy services with a focus on implementation, systems-thinking, and turning big ideas into real-world impact. He’s helped deliver landmark projects like the LAX Automated People Mover, the Grand Avenue development, and the Intuit Dome–all while ensuring sustainability goals translate from the design phase to the construction site.

    Duke is fascinated by how things work–especially this planet–and brings that curiosity into every facet of his leadership. Known for being thorough, adaptable, and grounded, he’s the kind of partner you want when tackling complex sustainability systems.

    When he's not leading big builds, he’s likely camping, making music, or tracking down tacos. He once lived out of a van on a surf trip through Mexico–with no GPS and no phone, just instinct and the tide!

Katie Matthews

  • Katie is a versatile and collaborative leader with a knack for bringing sustainability to life on complex projects. She specializes in LEED certification, indoor air quality, CALGreen compliance, and construction material health. Her portfolio includes major names like Warner Bros., Related, Clarion, UC San Diego, and the County and City of Los Angeles–spanning industries from entertainment to healthcare.

    She studied Environmental Design to bridge her love of the built environment and the natural world. At Argento/Graham, she brings that passion into each project–helping teams make smart, sustainable decisions from design through construction.

    Katie is an outdoor enthusiast, a passionate home cook, and a committed traveler. Fun fact: she hiccups at least once a day. Her go-to workday fuel? Cheese sticks and trail mix.

Erin Sanchez

SENIOR PROJECT MANAGER

  • Erin is a cross-disciplinary thinker with a background in biological sciences and a master’s in Urban and Regional Planning from the University of Colorado Denver. As a Senior Project Manager, she supports a wide range of LEED and Fitwel projects across sectors–from life science campuses and laboratories to high-rise hotels and multifamily residential developments. Her portfolio includes work on the Belkin Headquarters, the Clarion Volume program, and other large-scale, high-performance buildings.

    Erin is a LEED Accredited Professional in Building Design and Construction (v4) and brings a practical, systems-focused mindset to every project she touches.

    Outside the office, Erin stays busy with her new baby, live music (especially her husband’s band), and the occasional music festival.

Gayaneh Giragol

PROJECT MANAGER

LEED AP, Fitwel Ambassador, LEED Green Rater

  • Gayaneh is a thoughtful and experienced project manager with expertise in LEED and Fitwel consulting for new buildings and interior design, as well as indoor air quality testing, building materials analysis, and life cycle assessment. She’s played a lead role in high-profile retail projects for a global luxury brand, LEED volume warehouse developments with Clarion, and the Torrey Heights life science campus in San Diego.

    With a background in social sustainability, Gayaneh transitioned into the built environment to align her values of fairness, justice, and environmental responsibility with her career. She holds a Master of Engineering Science in Sustainable Systems and brings a mission-driven, solutions-oriented mindset to every project.

    Gayaneh thrives in collaborative settings and values growth, both personal and professional. When she’s not managing complex sustainability requirements, she’s likely working on a LEGO build, a puzzle, or sipping chamomile tea.

Ali Karim-Lee

  • Ali is a detail-driven project engineer with a focus on building energy modeling and commissioning. He’s contributed to LEED-certified projects for global luxury retailers, Clarion, and Warner Bros., applying a technical, practical mindset to every task. Whether it’s modeling a new system or optimizing project workflows, Ali is driven by the challenge of improving performance.

    He values collaboration and is always looking to grow professionally and personally. Outside of the office, Ali enjoys exploring the outdoors, hiking, and catching a good movie. He’s fluent in four languages—and always eager to learn another. His go-to snack: classic trail mix.

Denise Braun Ryan

WASTE & CIRCULARITY CONSULTANT /FOUNDER & CEO of ALL ABOUT WASTE

  • Denise is a pioneer in the sustainability world, with deep expertise in the circular economy, zero waste strategies, TRUE certification, and adaptive reuse. As the founder of Argento/Graham, she has led high-impact projects for global clients like Google, Apple, Meta, Mastercard, San Francisco International Airport, and State Farm–driving innovation across industries and continents.

    Her work spans portfolio-scale initiatives, international collaborations, and bold goals around waste reduction and environmental performance. Known for her collaborative spirit and innovative mindset, Denise brings both vision and execution to every project she touches.

    Outside the office, Denise is all about balance–reading, yoga, being outdoors, and spending time with her family and friends. A fun fact? She genuinely enjoys waste. Her go-to snack: a perfectly packed acai bowl.

Hollis Linehan

ENERGY ANALYST / STANDARDS SPECIALIST

  • Hollis brings decades of experience in mechanical and electrical systems, specializing in energy analysis and high-performance building standards. Known for his collaborative, easygoing style, he helps clients meet tough energy goals on projects like the Torrey Heights Life Science Campus.

    His career began working with his father, a mechanical contractor, and father-in-law, an engineer–experiences that sparked his lifelong passion for how systems work and how to improve them.

    Outside of work, Hollis enjoys sailing, classic cars, and time with his wife, kids, and grandkids. His golden retriever Max is a frequent co-pilot on road trips. His go-to snack? Sour gummy worms and Good & Plenty.

Toi Everhart

ADMINISTRATIVE & OPERATIONS CONSULTANT

  • Toi Everhart is a seasoned business strategist and operations consultant who joined Argento/Graham in February 2022. With a passion for project management, problem-solving, and data-driven insights, she specializes in organizational transformation and building strong relationships across both nonprofit and for-profit sectors.

    Holding an MBA in Entrepreneurial & Small Business Operations from California Lutheran University, Toi has a track record of creating systems and designing processes that empower organizations in climate change, healthcare, technology, finance, and energy to thrive.

    What excites Toi most about her work is the people–making sense of problems and creating systems that serve the team and the business for years to come.

    Outside of work, Toi enjoys spending time with her family, being a mom, listening to music, and being outdoors as much as possible. If she weren't in this career, she dreams of being like Oprah and surprising people with amazing gifts. Fun fact: She started her business, Task Maven, during the pandemic with two little ones at home. Her go-to workday treat? A good matcha or chai latte.
